A standalone vault for the documents a business can't afford to lose, leak, or lose track of: contracts, identity documents, compliance records, and anything else that needs both strict access control and a clear audit trail. Built on a modern React interface and backed by Amazon Web Services (AWS), available to any organization, from individuals to large enterprises.
What it does
Storage that answers "who touched this, and when?"
Encrypted at rest
Every file and record is encrypted in storage, with keys managed separately from the documents themselves.
Field- and record-level access
Permissions set down to the individual field or document, not just the folder, so a contractor sees exactly what they need and nothing else.
Full audit trail
Every view, edit, download and share is logged with who, when, and from where, exportable for compliance review at any time.
Cloud-native on AWS
Runs on Amazon Web Services infrastructure for storage, backups, and uptime, with a modern React front end. Not a bolt-on module inside another platform: MDS Vault is its own product, built from the ground up.

Set documents to auto-flag for review or expire on a schedule that matches your legal retention requirements.
Structured & unstructured data
Handles scanned contracts and free-form files alongside structured records, both searchable, both governed by the same rules.
Origin
We built it because our own contracts needed it first
Anshin Sumai's real estate practice handles leases, tenant identity documents, and minpaku/ryokan licensing paperwork, records with real legal weight and real consequences if they're mishandled. Off-the-shelf file storage wasn't built for that level of accountability, and we didn't want to tie something this critical to any single third-party platform.
MDS Vault is the standalone platform we built to close that gap for ourselves, built on React and backed by AWS. Once clients started asking how we handled it, we packaged it as a product available to anyone, from individuals to large enterprises.
Where it's used today
Inside our own real estate operations, for lease and licensing records, and increasingly by other organizations, from individual professionals to enterprise teams, who need the same level of document accountability.
